EPDM rubber roofing, and rooflights in rubber roofs
A flat roof in one seamless sheet of rubber, with rooflights and lanterns dressed in by the same team that fits them.
EPDM is a synthetic rubber membrane for flat roofs. On most homes it goes down as one seamless sheet, so there are no joins across the roof for water to find. We lay EPDM roofs on extensions, garages, dormers and garden rooms across Surbiton, Kingston, Surrey and London, and because we fit rooflights too, we can put a skylight or lantern into the roof as part of the same job.
Why EPDM
- Seamless. On most domestic roofs the membrane is a single sheet, cut to size.
- Long lasting. Manufacturers commonly quote a life of several decades, far longer than felt.
- Flexible. It copes with heat, frost and the roof moving through the seasons without cracking.
- Laid cold. It is bonded with adhesive, with no torches or hot bitumen on the roof.
Rooflights in a rubber roof
The detail around a rooflight is where a flat roof is most likely to fail, and it is where EPDM is at its best. The membrane is dressed up and over the upstand in one piece, with formed corners and no gaps, so the rooflight and the roof are sealed together. When we fit a flat glass skylight or a roof lantern into a rubber roof, one team builds the upstand, lays the EPDM and sets the glass, so there is no gap between trades.
How we lay an EPDM roof
- The old covering is stripped and the deck checked. Any rotten boards are replaced, so the membrane has a sound, smooth base.
- Upstands for rooflights and lanterns are built, and edge trims go on.
- The EPDM is bonded to the deck with adhesive, then turned up walls and upstands and sealed.
- Edges, outlets and the details around each rooflight are finished, and the roof is checked over before we leave.

Questions we are asked
How long does an EPDM rubber roof last?
Manufacturers commonly quote a life of several decades for EPDM, which is far longer than traditional felt. How long a roof lasts also depends on the deck underneath and how well the edges and details are finished.
Can a rooflight be fitted into an existing rubber roof?
Yes. We cut the opening, build the upstand and bond new EPDM up and over it, joined to the existing membrane. If the old membrane is in poor condition, it can make more sense to renew the roof at the same time.
Can you walk on an EPDM roof?
Light foot traffic for maintenance is fine. EPDM is not a terrace finish on its own: a roof used as a balcony or terrace needs a walking surface laid over it.
Is EPDM laid with a torch?
No. EPDM is bonded with adhesive and laid cold, so there are no flames on the roof, unlike torch-on felt.
Where we fit them
From our base in Surbiton we work across the KT postcodes, Surrey and London.
Goes well with
-
Flat glass skylights
A clean pane of sky in a flat roof: frameless-look rooflights for extensions, kitchens, hallways and landings.
-
Roof lanterns
A glazed lantern rising out of a flat roof: height, character and daylight for kitchens, extensions and orangeries.
-
GRP fibreglass roofing
A hard, seamless fibreglass roof, laid in place and finished around every rooflight, upstand and edge.
